Joe Latina, a principal with the firm, represented Lucey4, LLC & Ballyvourney, Inc. – aka Stephen B. Lucey & Michael C. Lucey in the purchase of a 5,400-square-foot restaurant building located at 20859 Coastal Highway, Rehoboth Beach, DE. The seller was Captain’s Table Limited Partnership, Allan Lynch Rev Trust & Village Cupboard, Inc., and the property traded for $1.9 million.

 
The deal included a second parcel with an approximately 6,912 square feet, two story building. The ground level is leased to a liquor store and the second story has three apartments.
 
The Lucey brothers are the owner/operators of Six Paupers Tavern & Restaurant in Hockessin, DE and Ulysses American Gastropub Wilmington, DE. They plan to convert the restaurant building they acquired into a new gastro-pub concept named “The Forgotten Mile Alehouse,” which is a reference to the stretch of highway between Dewey Beach and Rehoboth Beach, both of which are popular resort destinations in summer and second-home markets for affluent people from the region, particularly Washington, D.C.
 
In a separate transaction, Jester & Sons, LLC sold Hunter's Den Restaurant to Xia Zhao and/or Tian Cheng Development, LLC, of Wilmington, DE for $960,000. The restaurant is comprised of 5,810 square feet on 1.85 acres of land located at 3517 Old Capitol Trail in Wilmington, DE.

 
Also included in the sale is an adjacent two-story, 1,995-square-foot building, 3513 Old Capitol Trail, that is used as the business’s corporate operations. Latina and Mary Ann Heesters of Patterson-Woods together represented the seller and procured the purchaser.
 
Hunter's Den has been operating as a family-owned restaurant for over thirty years. It is known for its hunting theme and historic charm. There are three dining rooms, a buffet area, and a lounge that frequently hosts live bands and entertainment. The new owners purchased the restaurant as an investment and plan to initially continue to operate the business as Hunter's Den. 

 
Latina also leased a restaurant at 59 E. Main Street in Newark, DE, to Asian investors that renovated the space and re-opened the restaurant as “Colorful Yan Nun.” The Chinese-food inspired restaurant has been an instant hit, particularly among the students at nearby University of Delaware.

Tony Bariglio, Partner at Patterson-Woods, represented the purchaser, Odyssey Charter School, Inc., in this transaction. Bariglio previously represented Odyssey in 2006 in the acquisition of their current Upper School Campus at 201 Bayard Avenue in Wilmington, DE, which he currently has listed for sale.
 
The Lower School Campus moved to Barley Mill in March of 2014. Eventually, the entire school will migrate to Barley Mill, and in coming years will add grades 8-12, making it a K-12 school.
 
This transaction was financed through $34 million in bonds issued by the Delaware Economic Development Office (DEDO), an organization whose mission is to enhance industry, tourism, and employment in Delaware. Prior to Odyssey's involvement, the parcel served as an office complex to DuPont, before being sold to Barley Mill, LLC (Stoltz Real Estate Partners, LLC) in 2007.

The property was sold by T & M Properties & Union City Grill, LLC, a restaurant headed by Chef Matthew Curtis, to Bread & Butter, LLC, also known as Ashby Management Group for $950,000.

Patterson-Woods/CORFAC International Sells Office Building and Parking Lot for Local Real Estate Investment Fund

Wilmington, Delaware (February 27, 2014) – Patterson-Woods Commercial Properties/CORFAC International PresidentDuncan Patterson, CCIM, announced today that J. Gregory Ellis, CCIM, represented the seller, Rockford King LLC in the disposition of an office building and adjacent parking lot in Wilmington, DE.

Rockford King, an affiliate of a Delaware-based real estate investment fund, sold the 5,776-square-foot office building located at 1314 N. King Street and the adjacent, nearly half-acre parking lot at 1320 N. King Street for undisclosed prices and to separate buyers.

WG&S LLP purchased the office building and occupied it earlier this month. The company was previously located at 4550 Linden Hill Road in Wilmington (Pike Creek) in about 3,800 square feet. Walnut Street Parking Inc. purchased the parking lot as an investment. Rockford King had earlier purchased the combined properties from a bank and subsequently had the two assets legally sub-divided prior to the dispositions. 

“These were market-rate transactions that satisfied the objectives of all three entities; the seller successfully exited an earlier investment, the office building buyer is able to expand and control the future cost of real estate occupancy and the parking lot investor has a low maintenance investment that they can hold for as long as they want and get a good return,” said Greg Ellis.
