Members of Patterson-Woods Commercial Properties attended CORFAC International's Fall Sumit last week in Philadelphia, Pennsylvania. The conference is held biannually by CORFAC International and consists of member networking opportunities, commercial real estate panesl, and distinguished speakers.
Patterson-Woods Principals Joseph Latina, Treasurer, and Greg Ellis, CCIM, Chair of the Conference Committee, worked together with Philadelphia member firm Wolf Commercial Real Estate to organize the event and host other members from around the globe.
The Fall Summit sessions included topics on real estate trends, CRE technology, deal-making, best practices, opportunity zones, economic forecasting, and more. CORFAC also welcomed Philadelphia Eagles legend, Vince Papale, as a speaker on Friday morning.
The event wrapped up at the CORFAC awards reception where Ellis received the prestigious 2019 Olen Monsees Award for his dedication to expanding CORFAC's network and enhancing the CORFAC brand in the industry. Latina received the 2018 award at the CORFAC Summit in London last Fall.

Patterson-Woods Commercial Properties/CORFAC International Leases 47,414 Square Feet of Industrial Space a 3030 Bowers Street in Wilmington, Delaware
Patterson-Woods Commercial Properties/CORFAC International, a leading full-service commercial real estate provider serving the Mid-Atlantic market, today announced the completion of a 47,417 square foot warehouse lease at 3030 Bowers Street in Wilmington, Delaware.
Patterson-Woods Principal, Richard Dudek, represented the landlord, Opportunity Center, Inc., known as ServiceSource, in the lease negotiations. ServiceSource is a 501(c)(3) nonprofit organization with a mission to facilitate services and partnerships that support people with disabilities, their families, their caregivers, and community members in order to build more inclusive communities. Prior to leasing their Bowers Street space, Rich helped to relocate ServiceSource to their new location at 13 Reads Way in New Castle, Delaware.
Patterson-Woods associate, Will Minster, represented the tenant, Second Chances Farm, LLC, in the site location. Second Chances Farm will convert the one-story warehouse into an eco-friendly plant factory by installing an indoor hydroponic vertical farming system that will grow pesticide and herbicide-free produce. In addition to their agriculture initiatives, Second Chance Farms also maintains a social initiative by employing ex-offenders and supporting them in their re-entry and recidivism into the community.
Second Chances Farm will occupy the entire building in a long-term lease. They plan on constructing the hydroponic farming system in September and begin operations immediately.
“I was thrilled to represent Second Chances Farm and founder, Ajit Matthew George, in locating a site within the City of Wilmington, particularly in an Opportunity Zone and a termed distressed area that enables them to begin their social impact mission,” said Minster. “We evaluated numerous locations and determined that 3030 Bowers Street was perfect for this revolutionary venture.”
“When we discovered the intended use was a sustainable business that would bring locally grown organic, herbicide, pesticide free produce to our local restaurants and specialty stores it immediately grabbed our attention,” said Dudek. “The landlord, being a non-profit that has been helping the underserved out of this location since the 1960’s, was excited that Second Chances Farms would be able to create a unique product and also employ those trying to get back on their feet. We knew we wanted to try to make this work for everyone and this falls in line with the mission of ServiceSource.”
